We can arrange bridge and permanent financing for the construction, acquisition or refinancing of hotel and motel properties, including flagged and non-flagged designations, and full-service or limited service properties.

Joint Venture equity investment also available.

 

To be considered for financing, please send us the following:

Executive Summary or Business Plan that includes:

-- Property Type
-- Purchase Amount/Estimated value in refinancing

-- Requested Loan Amount
-- Time Frame for when funding is needed
-- Cash flow projections

-- Sources and Use of funds
-- Exit Strategy: (Refinance, Sale, etc.)
-- Equity Please indicate how much capital the project owner will be putting into the project.

Photos of the property: Please include the inside, outside and the neighborhood.

FUNDING PARAMETERS

 

Geographic Locations:

USA, Canada, Caribbean and  select European countries

Eligible Properties:

Flagged and non-flagged hotel properties including full-service and limited service properties. 

Preferred Loan Size:

$500,000 minimum (USA and Canada)

$10,000,000 minimum (Caribbean)
 

Loan Terms:

5-10 year fixed terms with 25-30 year amortizations

Minimum DSC:

1.20

Interest Rates:

Determined by market rates at the time of rate lock. Rates vary by loan-to-value ratio, debt service coverage and property quality

Closing:

Borrowing Entity - Single Purpose Entity

Third Party Reports:

PCA- Property Condition Report
Phase I - Environmental Survey
MAI Appraisal

Feasibility and marketing study (for new construction)

Escrow Deposit

Required for due diligence reports


Funding:

90 days from complete due diligence package
 

Fees:

We do not charge any Up Front Fees whatsoever (when dealing with Projects that require funding), but rather we prefer to earn a Success fee and/or Equity commission upon successful closing of a transaction.

Important Note:

 

Fees are always an issue, but at the proper time, with the right proven source, they are a reality. If your local bank in your hometown requires a fee to do an appraisal, title survey, credit reports, property inspection, background check, and many other verifications to fund a condo down the street, it is not realistic to expect them to fund a real estate project, in another country, at zero costs. Developers that insist on paying absolutely nothing until funding will never get funded, it takes money to borrow money.

 

Liquidity or cash on hand is definitely going to be required, and varies widely from lender to lender. Be prepared to pay lender fees/costs of some form. In any given transaction, the Client will be responsible for paying the Legal Fees, Appraisal Fees, Feasibility and Marketing Report fees and fees related to Due Diligence and Background checks and a Site visit.  Some lenders may require that you pay the fees/costs directly to a third party for the expenses incurred or they may require that you make a deposit in order to cover these costs as they are incurred.
