 TYPES OF REAL ESTATE INVESTMENTS

We target properties that can be acquired and renovated to a maximum of 70% of the estimated current fair market value.

 

 HOW YOU MAKE MONEY

 You make money in two ways:

  1. Positive Cash flow from rental income

  2. Capital Gains from the eventual sale of the property

 All of our properties generate positive cash flow which allows us to pay the net income out to our JV partners on a quarterly basis.

 

 PROPERTY ACQUISITION

Our focus will be to invest in properties in high cash flow regions of the United States and South Western Ontario Canada.


We acquire discounted or undervalued properties for cash, make any necessary repairs, and then rent them or resell them to Lease to Own buyers for the highest market value possible. This provides us with capital gain profits and positive cash flow 

These properties at the time of acquisition will usually need some repairs in order to bring them up to rent ready and/or maximum sale price condition. We will not invest in properties with major foundation/structural problems, extensive roof damage, odd floor plans and those that require lead paint or asbestos removal that could result in significant cost overrun.

Our strategy is based solely on making sure your profit is made going into the investment and not on speculative appreciation in value months or years down the road.
